creative financing in two sentences for all of you deeeep sheeets , : either a home owner is down for you to take over payments, or not, you will never convince someone otherwise, and most of the time, there in either : no equity second house mortgage, or have time and don't want to pay taxes on the sale, or foreclosure. Literally its either the homeowner is down or not. Fact. There is no convincing. That's why his mentorship is a joke. Need paperwork, get a TC (transaction coordinator at most, or preferrably, just a real estate attorney). This community is clown status asf .

ok ok ok but wait...I don't have $100k or proof of funds to show the underwriter. What then? No SUB2's to for me!
In a "subject-to", what if there is a 2nd position mortgage that is substantially higher than the first, could the new owner refinance the 2nd mortgage only without affecting the 1st? Or would the entire mortgages need to be refinanced? How would a lender view that?
Pace Morby don't I need good credit for a lease option? I've seen lease option owners ask for good credit.

It appears some people still fear. Here's what I found: 1. This use to be THE legit way of buying houses, but banks saw they could profit off of loans by adding interest. 2. The person can't have the deed back if they signed it over. 3. The bank can't reposes if the house notes are caught up. So, catch it up, or just make a plan to get that done. Maybe get one not too far behind. 4. If seller doesn't trust or if you just feel bad, put in the contract that you will return the deed if payments fall behind a certain amount, if that can be done. However, don't ever geel bad about it if it can't be done and you pay your bills on time. You are helping EACH OTHER. You get the house, they save their credit among many other things, allowing them to not only stay qualified to buy a new house in the future, but to do so with the credit boost from YOUR hard work in making all the payments.

What kind of tracker do you use for the vehicle? There are some that are easily removed and I would like to avoid those.
